Get Clear on What You Actually Need

Not the Pinterest board — the real list. Commute, school zones, how many bedrooms you truly need versus want, whether a fixer-upper excites you or exhausts you. We'll talk through it so we're not wasting your weekends touring homes that were never going to work.

Start the Search, With a Plan

This is where I go to work — pulling homes that match your list, flagging red flags before you fall for a place, and being honest with you when a listing photo is doing more heavy lifting than the house itself.

Make the Offer

Price is only part of it — timelines, contingencies, and how the offer is written all matter. I'll help you put together something competitive without leaving you exposed, and walk you through exactly what happens after it's submitted.

Inspection & Appraisal

The house gets checked out, top to bottom, and the lender confirms it's worth what you're paying. If issues come up, this is where we negotiate repairs or credits — I'll tell you which ones are worth fighting for and which ones aren't.

Closing Day

Paperwork, a final walk-through, and then — keys. I'll make sure you know what you're signing and what to expect at the table, so closing day feels like a celebration instead of a surprise.
